Ground conditions can vary between properties in Kanata and Stittsville. Ask the designer or contractor to assess the soil, rock and excavation access before fixing the scope or price. Record any known ground conditions in the project brief.
The other half of the west end is the opposite problem: sensitive marine clay in the lower ground toward the Carp River and the Hazeldean corridor, where drainage is slow and frost movement is real. On a single street you can have one lot on rock and one on clay, so a test hole at the quote stage is genuinely worth doing here in a way it is not in Barrhaven.
Wildlife pressure is the third local specific. Kanata and Stittsville back onto the Greenbelt and farmland in several places, and deer and rabbits browse hard through winter. Cedar, yew, tulips and hostas are eaten. Planting lists that work in the Glebe fail here, so the plant selection question is a different one on this side of the city.
Many of these subdivisions also carry developer architectural controls registered on title, separate from the zoning by-law, which can restrict front yard hard surfaces, fence styles and visible structures. Check the title before designing anything at the front of the house.
